The City of Langford continues to encourage the use of mass timber and mass timber products as a building material alternative. Mass timber products can be found in many buildings across a wide range of applications in Langford. In addition to mass timber products, developers are also embracing environmentally friendly concrete, CarbonCure that is designed with captured carbon, carbon that will be stored for the life span of the concrete.

Located in the heart of Langford’s City Centre is the first 12-storey residential and commercial mass timber building in the Province. It utilizes mass timber framing and Cross Laminated Timber (CLT) panels for the floors, ceilings, and walls. Tallwood 1 features outstanding views of the mountains and city. Tallwood 1 will host one ground level of commercial space and 11-storeys of purpose-built rental units.
Tallwood 1’s neighbour, Terminus, is a five-storey mass timber commercial building that has incorporated a wide variety of green building features that, in conjunction with the mass timber construction, will significantly reduce their construction and operational environmental impact. Terminus is an eco-friendly building poised to serve as the hub connecting residents and businesses in the West Shore. Nearby and onsite amenities, along with sustainable clean air and energy initiatives, make Terminus the leading choice for many companies. Terminus features flexible floor plans with space for lease ranging from 680 sq ft to 13,000 sq ft.
In the same neighbourhood as Tallwood 1 and Terminus are Hockley Corners and The Arc, two residential projects. Both six-storey buildings offer residents quality living within walking distance to all the amenities that downtown Langford has to offer. The Arc is the first residential building on Vancouver Island to be built with cross-laminated timber.
Charter Telecom headquarters, a striking mass timber structure made of BC wood, is the first commercial office in North America to achieve Passive House certification. This building is a testament to the application of wood materials in high-performance buildings. Through innovative design techniques and materials, the design team overcame site challenges to deliver a striking building that provides a quality working environment while achieving lower overall life cycle costs.
Langford also boasts a warehouse utilizing large CLT panels and Glulam beams, creating enormous amounts of indoor warehouse and office area. The building’s structure is one of Canada’s first mass timber warehouses utilizing CLT mass timber technologies. The panels, supplied by Katerra, were all prefabricated off-site to a one-millimetre tolerance and are combined with some conventional wood framing techniques to provide an efficient solution.
With everything happening in Langford, it makes sense that we carve out a little time for play. Mass timber and mass timber products were utilized in the makeover of the newly named Starlight Stadium prior to the inaugural season of the Pacific FC. The Stadium provides an excellent opportunity for individuals to view the exposed structure and get a sense of how the beams fit and work together.
BoulderHouse Climbing Gym
BoulderHouse (set to open June 2021) is located next to Starlight Stadium, connected by the open-air event plaza located along Langford Parkway. Construction materials incorporated a mix of traditional lumber and a Glue-Lam Beam structure, as well as laminated strand lumber (LSL) and vertically laminated veneer lumber for certain parts of the building. The structure of the climbing wall is all made of LSL. Additionally, the Boulder House utilized environmentally friendly concrete, CarbonCure, as an element of this project.
